The State of Housing in the Triad

In this session, Tony Jarrett, Regional VP, Triad & High Country Regions for Allen Tate Realtors, and his team will provide a comprehensive overview of the current Triad housing market. This will include:

• Available inventory
• Developed lots
• Building permits by county
• Demand
• Pricing and affordability

About the Speakers

Tony Jarrett is Regional Vice-President for Allen Tate Realtors in Triad and High Country Regions. His responsibilities include leading all aspects of the sales teams, from Burlington to Blowing Rock and in-between, which combine approximately 350 agents and 11 branches.

Housing Development 101

One thing is clear: we need more housing, of all types, throughout the Piedmont Triad. So why can’t we just snap our fingers and make it happen? Well, to solve a problem you first have to at least begin to understand it, so in this session we’ll explore what it take to build housing these days? Our speakers will lead you through the myriad challenges of developing housing in 2023, including:

• Identifying viable land and why developers spend tens of thousands of dollars before they even purchase the land
• Securing financing
• Navigating the maze of ever-changing regulations
• Addressing supply chain issues
• Overcoming labor shortages
• And the many other challenges that developers of all types of housing face today

Let’s Talk Solutions

In our earlier sessions, we looked at the current state of housing in the Triad, and we discussed some of the challenges in housing development. Now let’s talk about some possible solutions. Sarah Odio, with the Development Finance Initiative at the UNC School of Government, will explore the tools that cities and towns have at their disposal to promote the development of attainable housing in their communities and help attendees begin to think about some of the tools they might have at their disposal to do the same with theirs.

About the Speaker

Sarah Odio joined Development Finance Initiative in 2016 as a graduate fellow while pursuing a Master’s degree in City & Regional Planning at UNC Chapel Hill. Now, as an Assistant Director, Odio specializes in affordable housing, and has helped urban and rural communities across NC understand their housing needs and attract private investment to mixed-use and mixed-income developments. She also oversees projects that range from commercial adaptive reuse to neighborhood revitalization, and has advised communities on post-disaster downtown recovery. Prior to graduate school, she focused on community and economic development policy as an aide for a Miami-Dade County (FL) commissioner.  Odio holds a B.A. from Vassar College and a Master’s in City and Regional Planning from UNC Chapel Hill.
